The Maharashtra Housing and Area Development Authority (MHADA), known for its commitment to affordable housing, has announced that its Konkan Housing and Area Development Board (KHADB) will be conducting a housing lottery soon. This initiative follows the successful Mumbai board lottery and aims to address housing needs across the Konkan region, which includes major housing markets such as Thane, Kalyan, Dombivli, and Virar. With up to 12,000 homes available, this lottery is expected to be one of the largest in the region.
Housing Allocation and Pricing Structure
According to Sanjeev Jaiswal, vice-president and chief executive officer of MHADA, the Konkan board lottery will offer approximately 11,000 to 12,000 units to applicants. Pricing for these homes is expected to range from Rs 20 lakh to Rs 80 lakh, catering to a broad spectrum of low- and middle-income families. Jaiswal also mentioned that unsold inventory from previous lotteries will be allocated on a first-come, first-served basis, offering applicants another opportunity to secure a home.
Jaiswal stated, “We are planning to announce the Konkan board lottery this week, with homes priced to fit various budgets.” The upcoming lottery is a continuation of MHADA’s efforts to make affordable housing accessible across Maharashtra.
Future MHADA Lotteries and Developments
Following the Konkan lottery, MHADA is preparing to launch a Mumbai board lottery in March to June 2025, with plans to allocate 2,000 to 3,000 homes. Furthermore, the long-awaited Patra Chawl redevelopment project in Goregaon (West) has reached the tendering stage. This project, which faced numerous delays due to land disputes and bureaucratic challenges, is anticipated to deliver 2,500 affordable homes upon completion. Jaiswal expects the Patra Chawl units to be ready within three years, contingent upon the end of the Model Code of Conduct period linked to the upcoming November Assembly elections in Maharashtra.

In addition to these developments, MHADA has been working on projects at BDD Chawl, where the first phase at Naigaon and NM Joshi Marg is progressing smoothly. However, the second and third phases have encountered some challenges with vacating existing buildings.
Upcoming Plans for Other MHADA Regional Boards
Following the Konkan board lottery, MHADA plans to organize another lottery for its Pune regional board, with up to 5,000 homes expected to be on offer. The authority is set to make an official announcement soon, giving residents of Pune an opportunity to apply for affordable housing.
MHADA’s housing lottery programs serve as a critical tool in addressing housing shortages and affordability issues in Maharashtra. By consistently adding new projects and extending lotteries to different regions, MHADA aims to bring stability to the state’s housing market and offer better living conditions to its residents.
