In a major development for Gujarat’s real estate landscape, Aaiji Group has announced that it has received the Gujarat Real Estate Regulatory Authority (RERA) approval for its ambitious residential plotting project in the Dholera Special Investment Region (SIR). The project will be developed on a 10,809 square meter plot of land and the RERA registration will remain valid until 2029, according to an official statement by the group.

Project Details and Strategic Vision

The upcoming residential project will be executed by Aaiji Infraspace, the infrastructure arm of Aaiji Group. The initiative marks a significant move by the company to tap into one of India’s most promising industrial and urban hubs. The residential plots will cater to investors, homebuyers, and professionals looking for future-ready infrastructure in Dholera, Gujarat.

Lalit Parihar, Founder and Managing Director of Aaiji Group, said:
“With world-class infrastructure, strategic location, and strong government backing, Dholera is rapidly emerging as a prime investment destination. Our project aligns with the region’s development roadmap and offers immense long-term value to stakeholders.”

Why Dholera SIR?

Dholera Special Investment Region (SIR) is part of the Delhi-Mumbai Industrial Corridor (DMIC) and is being developed as India’s first smart and greenfield industrial city. With international-standard infrastructure, dedicated zones for industrial, residential, and commercial development, and plug-and-play utilities, Dholera is positioned to become a global manufacturing and investment hub.

Several high-impact infrastructure projects are expected to fuel this growth, including:

  • Dholera International Cargo Airport – expected to be operational by the end of 2025

  • Ahmedabad-Dholera Expressway – a high-speed corridor linking the city to the industrial region

Investment Boom in Dholera

The region has attracted proposals from over 100 companies, a clear indicator of investor confidence in Dholera’s potential. Most notably, Tata Electronics has proposed a ₹91,000 crore semiconductor fabrication plant, solidifying Dholera’s role in India’s high-tech and industrial future.

Aaiji Group’s Strategic Entry

Aaiji Group’s entry into Dholera’s real estate market is seen as a timely move that aligns with the region’s rising demand for plotted developments. As infrastructure and industries begin to take shape, residential developments like Aaiji’s project are expected to witness strong appreciation in both value and demand.

This project adds to Aaiji Group’s growing portfolio of real estate ventures and affirms its commitment to delivering quality housing solutions in high-growth zones.
